they've been going up in my county and surrounding counties for years
both electricity and water rates have decreased from 10 years ago
there are now multiple fiber ISPs in addition to the cable and DSL ISPs, which have both lowered their prices to compete
there's a beautiful new gas turbine power plant, and they left the coal power plant running instead of letting the gay retarded hippies shut it down. there's a beautiful new water treatment plant too, and absolutely 0% chance of ever running out of water, cause we get our water from a river system that drains the entire northern plains & rockies east of the continental divide.
regardless of whether the land gets bought for residential or industrial development, you're not going to be able to run a profitable farm on the edge of a growing city. corn and soybeans are too cheap, even if you get incredible yields with few inputs, it won't pay the property taxes on hundreds of acres right off the interstate.
