I've built with insulated concrete forms a number of times. But I'd like to shy away from the foam portion. Even concrete has its drawbacks. As we know, just got to plan those RO's

Yeah on all my builds it’s been challenging that the lead time on the windows, cabinets and exterior doors is such that you have to order them about the same time you are digging the foundation. Good luck making the possession date if the customer changes anything before framing. And the other challenge up here in the cold is heating for slab pours and drywall finishing, and ordering a final duct clean that needs to fall between final paint and possession when the duct cleaning contractors are backed up 6-8 weeks. We were literally filling the last finish nail hole with Dap the morning of possession on most of my jobs. And if you’re really good and shave a week or two off the build, you don’t get to relax. The sales office just advances the possession date by the same time margin so they can settle and get their money a few weeks earlier. I’m glad I know the whole process now and how to run these jobs, but I’m glad it’s not my day to day occupation anymore. Subcontractors, building inspectors, and unrelenting project timetables. My boss used to question me if I dropped a single day on the MS Project path for a job. On one of 6-8 new builds happening simultaneously. Now I’m back to my first industry. Cruising in the bush and looking at trees to keep the lights on in various communities. And I’ve leveraged AI to do my estimating in about a sixth of the time it used to take. Sometimes it’s good to be a computer geek.
