One Cyprus specific: new builds carry 19% VAT, cut to 5% only if it is your primary residence. That swings the real price by roughly 56k on a 400k home. Also insist on clean title deeds before any deposit. Cyprus has a long history of deed delays trapping buyers for years.

GM! Very cool plan. My experience with having a small house and lots land projects (garden, orchard, livestock) is that you need outbuildings/some kind of storage and ideally a workshop.
