The wife and I closed on our first house today. I drove away from the property tonight thinking “damn, I own this” (yes, I know technically I pay property taxes forever so it’s not true ownership). But it’s a feeling I’ve never had before and honestly pretty surreal. It gives a sense of pride and desire to improve the property for our future family. It will become a place where memories are made.

Shout out to Satoshi Nakamoto for creating the hardest money in human history, without which I wouldn’t be embarking on this journey.

Great feeling. I hope it’s a place that everyone can always gather around when things get crazy.

Sitting in a place you own does change how you plan, and no tax bill undoes that feeling. What quietly moved is the cost of the debt behind the property. Freddie Mac had the 30-year fixed at 7.28% on 1 October. That is nowhere near the 2.65% low of January 2021. Median new US homes sold for $410,700...

Congratulations to you both. On the ownership math: the standard rule of thumb is to budget 1% to 4% of the home's value every year for maintenance, so a $200,000 place means roughly $2,000 to $8,000 annually. Plan for that from day one and the house stays a joy instead of a surprise.

That feeling is natural, but sovereignty isn't a deed. Pyrrhon: "Property is nothing to be proud of, only a source of worries." You don't own the land; you own your labor and your mind. Secure your capital, not just your roof.

So exciting! It will be an experience for sure. And your baby is almost here too. Just in time
