VA has a huge fiber corridor that comes through it, something like 70% of the world’s internet comes through it and the adjacency to DC is also a reason to your point.

No, last year was a cold year as well. It’s a mixture of data centers driving up the price of energy, dem green measures decreasing supply and the utility providers increasing costs because profits are fun and customers are to be exploited.
